The Villa Workspace is an office hotel in Copenhagen, set in a listed villa right by the Lakes. Only one thing is for rent here: your own office, lockable and furnished, for between two and twelve people. The house holds 30 offices and nothing else, so both the building and the way it is run are shaped around companies that need to be able to close a door.
No open-plan offices, no flex desks, no interruptions. The door closes, your things stay put, and a phone call stays between you and your client. These are surroundings you will not find elsewhere on the Copenhagen rental market. There are no shared desks to book and no changing neighbours in the room next door, and the companies here tend to stay for years rather than months. They are typically advisors, lawyers, architects and smaller firms who host clients, people who need to speak freely on the phone and receive visitors without apologising for the surroundings.
Meeting rooms, fast internet, electricity, heating and cleaning of shared areas are included in the rent, so your time goes into the work rather than into running a lease. The house is two minutes from Forum Metro on the border between Nørrebro and the city centre, with Peblinge Lake as its nearest neighbour. That keeps both the client meeting and the daily commute simple: the metro reaches Kongens Nytorv in four minutes, and the lakeside cycle routes pass the door.

The office
Your own office, not a desk in an open-plan office
Every office is a lockable room of its own with space for 2 to 12 workstations. It is furnished and move-in ready, and if you grow, you move internally within the house instead of changing address. You get your own key fob and can come and go around the clock, weekends and holidays included.
The offices are spread across the floors of the house, and several of them have windows facing Peblinge Lake. You choose a size for the team as it looks today, and with 30 offices in the house there is room to move when you become more. If you need a specific number of desks from a specific date, we will say so plainly when the house does not have that office free.

A listed villa by the Lakes
The villa on Ewaldsgade is a listed building, renovated with architect Klaus Boyer. Herringbone parquet, tall panelling and panorama windows facing the lake are preserved, while climate control, lighting, acoustics and internet have been brought up to modern standard. Listed status means the proportions and details of the rooms are intact, and those are exactly what a client notices on walking in.
Inside there are four meeting rooms, a café on the ground floor and shower rooms, all with 24-hour access to the house. The meeting rooms are booked internally and cost nothing extra, so hosting a client never turns into a line on an invoice.
The villa is 2,500 m² across several floors, and it is run personally by us rather than by a chain with addresses all over the country. That means you always speak to someone who knows the house and your office. Moving a desk, mounting a screen or finding room for one more colleague is a conversation with the same person every time. It is also why the house is rarely advertised widely: most offices are let to someone who has been here for a viewing, or who was recommended by another tenant in the building.
