The house holds 30 private offices for 2 to 12 people, and nothing else. No flex desks, no open-plan offices, no strangers in your room. You rent an office, and the rest of the house comes with it. The offices are spread over the floors and differ in ceiling height, daylight and outlook, so the choice is about more than square metres.

The difference between an office here and a conventional lease

A conventional commercial lease comes with everything that is not your core business: fit-out, internet, cleaning, coffee machines, meeting rooms standing empty, and a commitment of several years. In a private office at The Villa Workspace, all of that is solved in advance. You move into a finished house, pay one monthly price, and scale up or down as the business evolves.

At the same time you get something a conventional lease rarely offers: a listed villa as your address and the Lakes right outside the door. Representative surroundings, without having to build them yourself.

What does a private office in Copenhagen cost with you?

Offices start at DKK 6,000 per month ex. VAT. The exact price depends on the size of the office and its position in the house, and an office facing the lake sits higher than a comparable one facing the street. The price covers everything running, so you can hold it directly against what your current office costs in total. Contact us and we will send a specific quote for an office that fits your number of desks.

What is included in the rent?

The rent covers your own lockable office plus free use of the house's four meeting rooms, shower rooms and 24-hour access. Internet, electricity, heating, cleaning of shared areas and ongoing maintenance of the building are included too. The only fixed extra is private parking. In practice it means one monthly invoice instead of a folder of supplier agreements.

Is there a binding period?

We keep the commitment short and the terms simple, precisely because an office hotel should be flexible. The specific terms depend on the office size and on how long you want to commit for. Ask us and we will go through them together with a quote, and you get them in writing before anything is signed.

Can we scale up if we grow?

Yes. With 30 offices from 2 to 12 desks in the same house, you move internally to a larger office as the team grows, without changing address, cancelling internet or booking moving vans. We keep track of what is coming free and give you notice when an office in the size you are heading towards becomes available.

Is there parking?

Yes, private parking is available as an optional extra. Forum Metro (M1/M2) is also a two-minute walk from the house, and cyclists have bike parking at the villa and shower rooms inside. There is paid street parking in the surrounding streets for clients arriving by car.

What is the difference between an office hotel and a conventional lease?

In a conventional lease you rent empty square metres and handle fit-out, operations, internet and meeting rooms yourself, typically with a multi-year commitment and a sizeable deposit. In an office hotel like ours you move into a finished, staffed house with one monthly price and a short commitment. The difference shows most clearly on the day something breaks, or when you need a meeting room at a day's notice.
